Property Taxes in Scarsdale & Southern Westchester

How property taxes work in Scarsdale, Edgemont, Harrison and Larchmont: taxing jurisdictions, assessments, STAR, and closing transfer taxes.

Who taxes your home

A typical single-family home in this area pays several separate taxes:

  1. School district tax — usually the largest piece (Scarsdale UFSD, Edgemont UFSD, Harrison CSD, Mamaroneck UFSD, etc.).
  2. Municipal tax — Village/Town of Scarsdale; Town of Greenburgh (for Edgemont); Town/Village of Harrison; Village of Larchmont and/or Town of Mamaroneck.
  3. Westchester County tax, plus special districts (sewer, fire, library) where applicable.

Your bill = assessed value × each jurisdiction’s tax rate. Rates are published annually by each municipality and by Westchester County. Always request the seller’s actual recent tax bills — not a listing estimate — and ask whether the assessment reflects a recent grievance, exemption or renovation.

STAR

New York’s STAR program provides school-tax relief for eligible primary residences. New homeowners generally register for the STAR credit with NYS Tax and Finance.

Grievances

Each assessor publishes an annual grievance deadline. If you believe your assessment is too high relative to market value, you can file a grievance with the local Board of Assessment Review.

Closing taxes (sale side)

  • NYS real estate transfer tax: $2 per $500 of consideration (0.4%), generally paid by the seller.
  • “Mansion tax”: an additional 1% paid by the buyer on residential purchases of $1 million or more.

Current tax rates

Area tax rates will appear below once loaded into the data file (see the placeholder). Confirm all figures with the assessor.
